How large will Vintage Township be?
  Vintage Township will eventually stretch from Quaker Avenue on its east border, one mile west to Slide Road on its western border and from 114th Street on its northern edge one-half mile south to 122nd Street.  In all it will be 320 acres in size.  Now that's big!

What all will be built in Vintage Township?   Vintage Township is a mixed-use development consisting of a variety of residential, commercial, open space and civic elements.  In all Vintage Township will consist of 1,700 homes, townhomes, and apartments, offer over 36 pocket parks and greens, have a variety of civic land uses and will have over 300,000 square feet of shopping, dining, entertainment and offices.  So you see, Vintage Township is a town within a town.

What kind of commercial development is on the property? Our plans are to develop two distinct commercial districts we call "town centers." They will be much like main street districts with shopping, dining and entertainment venues on the first level of each building and housing and offices located on upper floors.  Buildings will sit on the edge of a main street having on-street parking and large sidewalks for outdoor dining. 

When will the commercial parts of the development be constructed?
  Plans call for commercial development to begin as early as the third phase of the town.  However, commercial tenants require a certain level of homes within a close proximity of their businesses.  That is why retail always follows rooftops.  As the area (Vintage Township and other developments) builds out, the demand will be generated for commercial uses and the commercial businesses will open.

I love this concept but it is so different.  What's the appreciation like on homes in a development like this?  This is a very reasonable and smart question to ask.  But for an unbiased and informed opinion, we suggest you ask the experts - that is the National Association of Realtors.  In their national publication, "On Common Ground", they have written about how mixed- use neighborhoods like Vintage Township have performed in their property values compared to standardized subdivisions.  You should have a copy of an article in your packet of information provided to you by a Vintage new home expert.  The article is entitled, "Investing in New Urbanist Developments, It's money in the bag...if done right."  In it the National Association of Realtors explain how such developments create long-term value and how their appreciation rates out-perform standard subdivisions.  But don't take our advice alone...read the article yourself.

I noticed the streets are more narrow than typical.  Why is that?  Vintage Township is specifically designed to be safer for pedestrians - especially young children and the elderly.  Each street was specifically designed and located for this purpose.  A narrow street slows traffic down.  Also, the time to cross a cross walk is much less which makes walking safer for the young and old of us.  Sidewalks are perched away from the edge of the street and a parkway with trees planted along the street provide a buffer and shade to the pedestrian, as well as cover the street, serving to further slow traffic.

What kind of parking is available?  What do I do if I have a party at my home?  As with any neighborhood, parking is accommodated by parking on the street, in a driveway or in a garage.  With a narrower street the parking will typically be only on one side of the street and stretch a little bit farther down the street.  However, with the beautiful streetscape created on a Vintage street, your guests will love walking a house or two farther to your home.

In what school district is Vintage Township located?  Vintage Township is located in the Lubbock Cooper School District.  However, if you have a child that currently attends a different school district chances are they can continue to go to that school district.  Nevertheless, the Lubbock Cooper Independent School District is considered one of the most desired school districts in the area.

What home sizes are offered at Vintage Township?   Home sizes range from 1,100 square feet to more than 5,000 square feet, depending on home site size.

What floor plans are offered at Vintage Township?   A distinguishing aspect of Vintage Township is that it is not a cookie-cutter neighborhood offering only three or four home plans.  In fact, we have a great variety of plans to choose from-- each customizable to your tastes.  And, if one doesn't meet your needs, one of our builders can custom design a plan specifically for your home.

What price ranges are available in Vintage Township? Prices vary depending on date, style of architecture, size of home and location of the home site.  Our prices range from as low as $175,000 to over $1,000,000.

Can I build a single story home?  Absolutely!  In fact, we already have many built.  However, we often disguise them by having a window in a gable or a dormer on a roof in order to make them architecturally correct.  Many times, people mistake them as two-story homes.

What architectural styles are acceptable in Vintage Township?  Vintage Township offers beautiful, classic homes in the following styles: Victorian, Classical/Neoclassical, Georgian, Colonial/Revival, Gothic Revival, Greek Revival, Louisiana French, English Tudor and American Craftsman.

How long does it take to construct a home?  Depending on the size of your home, typical construction of a home in Vintage Township will be six months.

Are these homes built on pier and beam foundations?  No, they are constructed on concrete slabs on grade.  The pad on which the home sits is simply elevated from the street to provide for a raised porch.

Can I buy a home site and use my own builder? In order to preserve the integrity of Vintage Township, buyers can select a builder from our Builder's Guild. Each builder has been carefully chosen as one of the area's finest.

The homes look like they are closer together than in other neighborhoods. Are they?  Actually the side setbacks for homes in Vintage Township are the same as most new neighborhoods.  The curving of the street and the two-story designs of the homes make the homes look closer.  This is a key in creating the beautiful streetscape Vintage Township is known for and people love so much.

What are the backyards like of homes in Vintage Township?  Backyards vary depending on the size of the lot and home.  Our smaller homes (Cottages-- 1,500 sf) are designed on smaller lots.  They have intimate courtyards in the back of their lots - perfect for the young family just starting out, the single or professional or empty nester who doesn't want to mow a large lawn.  Other homes (Neighbor-- 2,500 sf) have yards designed for larger families, play sets and swimming pools and offer much more space in the back.

May I have a basement?  Yes, absolutely!  We have many in the town.

Do I have to have siding or can I use brick or stucco on my home?  Exterior materials on a home are regulated by the Vintage Township Design Code and based on the style of architecture for a given home.  Most styles allowed in the town can be built in brick, stucco or siding.  If you have a home designed and built for yourself, then your plans will be reviewed by the Design Review Board (DRB) before construction starts.  You can submit plans with any material desired and the DRB will evaluate your plans against the Design Code and relevant architectural style chosen.

What is the property tax rate on homes in Vintage Township?  The property tax millage rate for homes in Vintage Township is 2.170748 per $100 of value.

What is the Vintage Institute?
  The town founder created an entity called the Vintage Institute (a not-for-profit corporation) whose purpose is the promotion of culture and community throughout the town.  The Institute operates on many different levels.  It provides and manages a central community intranet to facilitate communication.  It promotes various happenings such as porch parties, movie nights in the park etc.  It puts on larger events such as the Vintage Winter Wonderland, and it facilitates and assists residents who create special interest clubs such as gardening, Bible study or sports clubs. Rarely does the Institute charge a fee for any event.

How do I become involved in one of the community social organizations? Simply contact our Executive Director of the Vintage Institute and you'll get everything you need to become involved.

Town Governance

What is the Town Assembly?
  The homeowner's association in Vintage Township is called the "Town Assembly."  It provides a means for each resident to be involved in the governance and management of its neighborhood.  It also provides regulatory oversight for things such as the use of the town's common areas and the design and construction activities in Vintage Township.  With the vast array of common area amenities and the importance of the quality of each home, the Town Assembly will serve to protect the value of your neighborhood.  For information on dues please ask a sales representative to give you a schedule of assessments.

Can I use some of the town's amenities like a park, pool or clubhouse for a private event such as a party?  Yes, you can!  The Town Assembly will oversee the scheduling and use of these facilities.
