Phase Three Offers Lubbock TX Homes For Sale (
In June of 2009, Stellar Development Company opened Phase Two in Vintage Township. The new phase of construction brought online the Township’s first mixed-use office and retail project, a town hall, a community pool and three additional parks. Now just seven short months later, Vintage Township is announcing plans for Phase Three of its 320-acre master planned community.
“Sales have been very robust,” said Tana Patterson, Sales Manager for the community. “In just six months of sales, we have virtually sold our entire inventory!” “Sales are outpacing our availability of lots,” she continued.

When asked what has been behind the growing rate of sales in Vintage, Patterson said, “Homeowners are coming to understand the quality of life offered by a mixed-use neighborhood such as Vintage Township.” She continued, “People love the parks, the swimming pool and the Corner Market where they can get everything from coffee and pastries to hot sandwiches and other daily specials.” Patterson also referenced the neighborhood’s diversity of home sizes and price points, which appeal to a broad array of homeowners, stating that 44% of Vintage residents are families while 36% are empty-nester move-downs. “Community is the silver lining,” emphasized Patterson; “People love knowing their neighbors, being comfortable with their children playing at the park, bumping into friends at the Corner Market and coming to our various community activities and events.”

When asked about Phase Three, Robin Hall, the firm’s Design & Construction Coordinator, replied, “This next phase will continue the development of our master town plan emphasizing there would be three distinctive open space amenities.” “We will be developing a large park which will have a playground, an activity lawn and a picnic area,” Hall continued. Hall said there would also be a community garden in a different location, which will allow residents to rent small plots of ground for gardening. She also explained there would be a third open space created – a small green aptly called a Bungalow Court since it will be surrounded by small bungalow homes.
But perhaps what Hall is most excited about is new housing products, which will be unveiled in this next Phase. “Besides bringing on new designs in our standard product lines, we will be unveiling several additional home designs to meet the needs of various different homebuyers,” said Hall. Stellar will be delivering two- story attached Townhomes which will be priced below $175,000. They will also introduce two-bedroom Bungalows-- each set around a charming landscaped court and priced close to $100,000.

The development firm has also designed several large 3000+ feet single story homes. “We will offer homes from $100,000 to over $1 million and from 900 feet to 5,000 plus-feet,” stated Hall. An example of a larger home to be unveiled is the Providence-- a 3000+ square foot four-bedroom home with a stately and elegant elevation.
In a time of economic instability Vintage Township’s success stands out as a sharp contrast. “We have been very blessed,” stated Paul Stell, CEO of the development firm. Stell continued, “We have 24 homes currently under construction of which 22 are pre-sold and we have an additional 31 homes slated to begin construction soon – all of which are pre-sold.” With the Township’s robust sales pace, it doubled its number of homes sold in 2009 over the prior 2008-year totals. “This is our second consecutive year to double our sales over prior year activity,” stated Stell.
Building so many homes a year presents its challenges. One of them is working with new homebuyers to select finishes for their homes. “Homebuyers don’t like having to run all over town to different retail stores to pick paint, countertops, lighting and faucets,” said Patterson. To improve the customer experience and make the process more efficient Stellar will construct a Home Design Center in its new phase. The Home Design Center will have displays of floorings, paints, countertops, plumbing and lighting fixtures and more. “Homeowners really like having everything in one convenient location with someone ready to assist them in their selections,” stated Patterson.
